Clockwork Screed were appointed by property development company, 108 Ventures, to provide floor screeding for their development of 18 luxury apartments at Park View, Queen’s Road Chorley.
THE BRIEF
The Park View development in Chorley was designed to, “deliver style, convenience and quality in a highly desirable location”.
The previous building was a plumber’s yard that had been empty for some time and was in a state of disrepair. As Chorley continues to be a sought-after area, and due to the location of the site close to shops, bars, and restaurants, this was an ideal opportunity for a contemporary living development.
The 18 luxury apartments are a mix of 11 one bedroom and 7 two-bedroom properties. With a contemporary design including modern kitchens, shower suites and fitted carpets, the high-end development required a professional, polished finish to attract the desired target buyers.
All apartments and communal areas required floor screeding to prepare the floors and create a smooth finish, ready for the carpets and other flooring to be laid on top. Clockwork Screed were approached to complete the work due to our reputation for high quality floor screeding on projects of varying sizes across the North West.
THE WORKS
Clockwork Screed laid cementitious liquid floor screed over a total floor area of 250m². The screed was laid 65mm thick, at a total volume of 16.25m³.
The development was located in between existing buildings with limited access.
We used our exclusive mobile screed factories to batch-produce the screed on-site and pump it directly into each apartment, rather than deploying a large truck near to the site and another team of contractors to transfer the screed to where it was needed. The mobile screed factories allow us to complete the job swiftly and only produce the amount of screed that is required. This is more convenient and cost-effective for the client.
We laid the screed at 65mm thick, and all floors were ready for a final floor finish within 2-3 days, allowing the project to continue without delay. This is helped by our screeds allowing for floor finishes to be applied when at a moisture level as high as 2.5%CM. Projects that use anhydrite screeds as an alternative are delayed until the screeds reach a moisture level of 0.5%CM.
BENEFITS OF CLOCKWORK SCREED’S WORK TO THE CLIENT
Using our mobile screed factories provided efficiencies that accelerated the project. The Clockwork Screed team can cover 1000m² a day using our high-performance cementitious floor screeds which are fast drying, allowing footfall far more quickly than other screeds. Our screeds also have shrinkage rates of under 0.05% and don’t produce a surface laitance after curing.
Clockwork Screed liquid floor screed was also a cost-effective solution for the client because by using our mobile screed factories that batch the exact amount of screed required on site, they only paid for the amount of screed they needed, without having to cover the cost of overages. The fast-drying properties of the screed also meant delays for other contractors were avoided.
