PROJECT OVERVIEW Shopping Centre Glazing inspection carried out by Glazing Refurbishment in regard to AOV operation and serviceability. Concerns raised by the Shopping Centre over conformity with current regulations. Shopping Centre occupants' safety relies on regular maintenance of the Automatic Opening Vent systems, which need to be serviced and maintained at least once a year to conform with BS7346 and BS5588 FINDINGS & RECOMMENDATIONS Glazing Refurbishments Vent Inspection found that wear and tear had deteriorated seals within the AOV frames and generally within the glazed areas. Also poor conditions of flashings within the structure allowed water to penetrate under the pressure caps and into the building. New AOV's also required due to change of use to sections of the shopping centre. VENT MODIFICATION • Remove existing fixed panes • Source replacement framework/actuators • Seal and leave tails ready for commissioning. DETAIL TASKS • Application of silicon weather seals to all leaking vents • Replacement of defective vent actuators • Lubrication and adjustment of all opening vent actuators • Tightening of all existing fixings • Testing and commissioning of all opening vents and general glazing system • Comprehensive 12 month ingress warranty.
