Commercial Office Building Facade Upgrade

Our client came to us with a requirement to conduct the full glazing refurbishment of a large vertical reflective façade to an office building situated within a premier Manchester Business Park. We received a specification of the clients requirements to upgrade the existing triple glass panels with a modern reflective external finished panel to match as closely as possible the existing panels in order to maintain the Parks aesthetic appearance..
Upon completion of our pre-site visits, we issued a full works program for our client and an initial pre-phase construction plan consisting of site and task specific Method Statements and Risk Assessments to cover all proposed operations.
GR via our European network of suppliers was able to source the base panel from Spain which following an initial coating application in Luxembourg and undergoing a further coating process in Germany proved to be an exact match to the existing panels in the UK.
Upon completion of the site set-up, we began by systematically stripping bays of the existing glazed panels along with the existing system components such as cappings, setting blocks, packers etc. Once removed, our operatives commenced with the preparation works of the apertures ahead of the new installation.
Utilising our access equipment both internally and externally, our operatives then commenced with the installation of the new reflective panels into the glazing bays. With the glass securely in place, the final stage of the project involved the installation of the internal retaining cappings – all cleaned and replaced as required. A system compatible structural silicon sealant was then applied around the system to provide any necessary weather-proofing required.
Upon completion, we conduct a clean of the newly refurbished system and a water test to ensure the integrity of the glazing structure. Our Project Management Team then conducted our final visual inspection to ensure works met our expected high standards before we passed over to a very happy client.
The Business Park was able to trade as normal throughout the duration of the overhead refurbishment works due to site and task specific access control methods deployed and implemented by our experienced Large Works Glazing Refurbishment operatives.
