Point Fix Glazing

Glazing Refurbishment special works team recently carried out a tricky glass replacement project at one of our commercial clients head offices in London. The works were carried out at the weekend to minimise disruption to the client. Despite our unquestioned track record for encountering and tackling the most difficult glass replacements, this one did cause some head scratching, careful planning and teamwork. The project followed on from an emergency boarding up of a large damaged glass panel within the internal core. These point fix glazing panels, with some being over 10 square metres and weighing well over 400kg are suspended off patch in situ fittings. Our original inspection survey revealed that many of the patch fittings having deteriorated over time required replacement and/or re-seating and being obsolete, we were able to source replica components, re-adjust and overhaul all the defective assemblies as highlighted in our survey. The reason for the breakages was identified as being due to movement from the bottom loose patches leading to glass contact with the supporting structure. The main difficulties for this project revolved around the location (within the central core/Atrium of a busy office environment), access (minimal room to manoeuvre and locate past obstacles) and elevation (2 floors up in an internal core) Access to the glass panel required the removal of large sections of the in situ handrail and careful manoeuvring past a protruding glass box structure. Our attendances comprised of abseillers, Glass Boy floor crane, suction lifters, scaffold and overhead Gantry. Full Risk Assessment and Method Statement issued to the client prior to the works, to ensure both installers and client were fully aware of their mutual responsibilities.
